Overview

The surveyed route that would become Dundas Street was completed in 1796 and would help to promote the colonial settlement of lands taken from Indigenous Peoples. Today, Dundas runs east-west through Misssissauga and is used as a major thoroughfare.

The Mississauga Dundas study area includes a segment of Dundas Street E which begins at the Mississauga-Toronto border at Etobicoke Creek and extends westward toward Cawthra Rd. This segment is located in Misssauga's most southeastern neighbourhood, Lakeview.

Built Form

This segment of Dundas Street E is six lanes wide with a central median used for left turns. The sidewalks are narrow, typical of suburban development. The streetscape and surrounding buildings are designed to prioritize vehicular access. The western half of the segment is flanked to the south by employment lands which extends north in the eastern half. To the north are predominantly low-density residential neighbourhoods. Compared to the Toronto CMA, Mississauga Dundas lacks green space, but this improves within a ten-minute walk.

The Mississauga Dundas study area may soon see significant change. In 2018, City Council endorsed the Dundas Connects Master Plan, which introduce Bus Rapid Transit infrastructure investment toward a mixed-use vision of urban renewal.

Considering that this segment of Dundas is designed to accommodate vehicular traffic, the area lacks much of the pedestrian infrastructure and placemaking seen in other case studies. Visiting the street often requires people to spend money, either on food or entertainment. Beyond visiting for a particular establishment, the area lacks the public realm that encourages people to linger. The Mississauga Chinese Centre is one notable exception as it is a showcase of Chinese-style architecture.

Civic infrastructure provision may improve as the segment transforms into a mixed-use transit corridor.

According to the Civic Infrastructure Index, this segment of Dundas Street E ranks poorly in terms of civic opportunity, at 17th out of 20 Toronto Main Streets, and 27th out of 36 for Neighbourhood Main Streets.

The Mississauga Dundas corridor is home to a series of establishments providing automobile services. There's also a mix of independent and chain restaurants, along with big box retail. The area hosts the Mississauga Chinese Centre, acting as the suburban city's unofficial Chinatown.

Housing

More than half of the housing in the Mississauga Dundas study area was built in the 1961-80 period. Despite the predominant low-density character of the neighbourhood's residential areas, the presence of high-rise garden towers and low-rise apartments does diversify the local housing mix. However, these high rise towers and low-rise apartments are primarily located on the northwest side of the street. As a result, the northwestern area of the study area maintains a significantly higher average population density than the areas to the southeast.

The Mississauga Dundas study area maintains distinct socio-demographic characteristics. For example, of the residents around the Mississauga Dundas study area, more than half of current residents are recent immigrants. In addition, 40% of the residents in this study area are visible minorities. In terms of average income, there's a notable contrast between the northwest and southeast areas.
